Real estate agents are a boon

What do we mean by real estate? This means a vacant property or land where construction work takes place. Apart from the construction work, it also means renting, buying, selling, housing, building etc. All of these are immovable properties.

Almost all the countries use the same term 'Real Estate' when it comes to the construction business. There are generally two main parties in this business, a seller and a buyer. Buyers purchase the property and sellers are the ones who sell out the property.

Not only buyers and sellers, there is also a very important party involved, without whom the deals cannot be closed most of the times. These people are known as 'agents' or 'brokers'. An agent acts as a middleman between the buyer and the seller. Agents have a complete collection of data of projects of different builders. They will contact buyers ones they get the entire database collected.

Buyers are people who will buy properties that are meant for sale. Buyers usually contact brokers instead of the builder directly. The main reason for contacting a broker is because the brokers will be able to show them properties of more than one builder to choose from.

When buyers meet a builder or a contractor, they are only highlighted about the construction of a single project or only those projects of that particular contractor. But by contacting agents, buyers get a chance to see different properties of various builders.

Agents usually charge a nominal fee from both parties which have to be paid once the deal is closed between the buyer and the seller. The fee ranges from 1% to 2% of the cost of the property. Usually agents charge from the seller's side and not from the buyer.

Buyers if they are happy with the service of an agent would not mind paying their commission for all the services provided by them as they get a chance to see many projects of different property builders.

Without real estate agents, it becomes quite difficult for a builder to contact a prospective buyer and vice versa.
